Leasing Terms

We rent apartments for three to fifteen months.

We have a range of leasing qualifications for anyone looking to rent an apartment in El Paso, TX. We look at income, credit, and employment history. The vast majority of rental applicants meet all our requirements, but it is good to check our Full Renter’s Guidelines before applying.

Yes! You can fill out our online application and submit it through our digital system. An agent will get back to you shortly after your application is processed.

We advise that all applicants first review our Full Renters Guidelines to ensure that they are qualified before submitting an application.

Fees and Deposits

Our application fees are:

  • $50 for single applicant
  • $80 for couples

Our deposits depend upon the number of bedrooms in the unit you want to lease:

  • 1 Bedroom: $150 Deposit
  • 2 Bedroom: $250 Deposit
  • 3 Bedroom: $350 Deposit

Yes. When you move out of your apartment, your deposit will be used to clean the apartment and make any necessary repairs. You will receive an itemized list of any deductions. Any unused funds will be refunded to you.

There is a $75 administrative fee.

Utilities and Services

We have convenient trash containers located throughout our apartment community for your use. Residents are charged a $12 per month for trash service reimbursement.

Yes. Pest control fees are backbilled into your monthly rent payment and varies depending upon your unit size. Most units will pay about $3 per month.

Yes. Once you are a resident, you will have access to our online resident system, where you can setup auto pay for your monthly rent.

Setting up your utilities is easy because most utilities are handled through the property. You only need to set up your electricity. Water/sewer, gas, trash, and pest control are all handled through the property and you will see charges for these services on one, convenient billing statement each month.

Electricity is setup with the El Paso Electric Company, which residents can reach at (915) 543-5970.

You should expect to see monthly charges for your utility services. We billback, water, sewer, gas, trash, and pest control. The charges will be based on your unit size. You will see each charge as a separate line item on your billing statement. Call or visit our office for additional details or approximate utility costs for the floor plan you are interested in.

Yes. Satellite dishes may be installed within the patio of any unit. We require a $250 deposit before setting up any dish.

Our units are not equipped with washer/dryer connections, so we do not have in-unit laundry options. However, we do have convenient community laundry facilities to meet your needs.

You can use whatever provider you prefer for cable or internet services. We do not have a required provider at the property. You will need to set up your own internet and/or cable service.


There are two upfront charges for your pet(s):

  • We charge a refundable pet deposit of $300. Your deposit will be refunded after move-out, subject to deduction for any damages.
  • We also charge a $300 non-refundable pet fee.

We only charge one deposit and fee for your pets, even if you have more than one pet.

Pet rent is $35 per month. There is no additional pet rent for more than one pet.

Yes. Our apartments in El Paso have minimal breed and size restrictions. See our Full List of Breed Restrictions for more information.

Yes, the limit is 2 pets per apartment.

Yes. Our weight limit for any pet is 75 pounds.

If you have unusual type of pet, call our office to discuss your pet and whether it meets our community  guidelines.
